An investor who discovers a promising property on an online platform finds themselves, a few clicks later, facing an engaging subscription, sometimes without having checked the fundamentals of the project. Online real estate opportunities have multiplied, but sorting through reliable sources and fragile promises requires a precise method.

Real Estate Crowdfunding: A Default Risk to Consider from the Start

Before discussing returns, we look at incidents. The Forvis Mazars and France FinTech barometer published in March 2026 provides a clear picture: about one in two real estate crowdfunding projects presents significant difficulties (delays of more than six months or major incidents). Between 20 and 25% of projects are in collective proceedings.

These figures do not condemn the medium, but they change the way to approach it. One does not invest in crowdfunding as one subscribes to a SCPI. The lock-in period is short (generally 12 to 36 months), the entry ticket is low, but the capital is not guaranteed and liquidity is almost non-existent in case of delay.

When exploring real estate offers on Only Internet, it is noted that serious platforms display their default and delay rates. This is a primary selection criterion: a platform that does not publish this data deserves skepticism.

  • Check the delay and default rates displayed by the platform before any subscription, prioritizing those that publish a history over several years.
  • Limit exposure per project to a small fraction of the total portfolio, to absorb a default without jeopardizing the entire investment.
  • Ensure that the real estate operator behind the project is identifiable, with a verifiable track record.

Short-Term Online Rentals: The Le Meur Law Changes the Game

Many investors identify properties online by calculating their profitability based on tourist rental exploitation. Since January 2025, the Le Meur law (n° 2024-1039 of November 19, 2024) has tightened the conditions for this type of rental.

The obligation to register with the town hall is now generalized for all landlords. Municipalities in tense areas can reduce the rental ceiling of a primary residence from 120 to 90 days per year. Taxation has been tightened.

On the platform side, the European regulation 2024/1028 (in effect since May 20, 2026) requires Airbnb, Booking, and others to verify registration numbers, block non-compliant listings, and transmit activity data to the authorities. An investor who buys a property online to rent it short-term must now incorporate these constraints into their profitability calculations, under penalty of seeing their rental income cut or their listing removed.

What This Means Practically for an Online Project

One can no longer rely on an Airbnb income simulation displayed on a listing site. The actual yield depends on the ceiling of allowed nights set by the municipality and the applicable taxation for the chosen regime. Online research must include checking the local urban planning regulations and the number of permitted days.

SCPI and Online Rental Investment: Compare Fees Before Returns

SCPI remains the most accessible vehicle for investing in real estate online with a moderate entry ticket. One subscribes through an interface, receives quarterly income, and property management is delegated. A common trap: focusing on the displayed distribution rate without looking at the fees.

Subscription fees vary by SCPI and can impact short-term actual performance. Over a horizon of eight to ten years, their impact dilutes, but an investor who sells before five years may notice a net loss despite regular rents. The capital is not guaranteed, and the resale value of shares may decrease.

For traditional rental investment managed online (purchase of a physical property with delegated management), the comparison focuses on other aspects:

  • Online property management fees range from a few percent of the rent to fixed packages, depending on the platforms. Compare the exact scope of included services (tenant search, inventory, management of unpaid rents).
  • Notary and guarantee fees remain the same as for a traditional purchase; no platform reduces them.
  • The profitability simulation tools offered online are useful for an initial filter, but they do not always include the actual taxation or projected co-ownership charges.

Check the Reliability of a Real Estate Investment Platform

Online, one can find ad aggregators, crowdfunding platforms approved by the AMF, SCPI management companies, and hybrid players that combine several services. Not all offer the same level of guarantee.

Points to Check

A real estate crowdfunding platform must have the status of a crowdfunding service provider (PSFP) issued by the AMF. For SCPI, the management company must be approved by the same authority. The absence of this approval is an immediate exclusion signal.

Beyond the regulatory status, one looks at transparency regarding past performances, accessible annual reports, and the clarity of exit conditions. Feedback varies on this point among platforms: some facilitate the resale of shares on a secondary market, while others impose long delays without visibility.

A final reflex before subscribing: cross-check the platform’s information with the ORIAS register for intermediaries and the AMF’s Geco database for management companies. These checks take a few minutes and eliminate non-compliant actors.
